Edmonton Housing Market: Sales Steady, Inventory Builds in Late July 2025

The Edmonton real estate market remained active through late July 2025, showing signs of balance as more inventory entered the market. While sales activity stayed nearly unchanged from June, increased listings are giving buyers more choice and creating a more competitive environment for sellers.

Market Snapshot – July 2025

  • Sales: 2,860 (-0.5% MoM)

  • New Listings: 4,387 (+7.8% MoM)

  • Inventory: 7,083 (+4.7% MoM, +21.8% YoY)

  • Average Residential Price: $463,078 (-0.4% MoM, +5.2% YoY)

  • MLS® HPI Composite Benchmark: $427,800 (-2.7% MoM, +5.2% YoY)

Property Type Breakdown

  • Detached Homes: $578,442 (average)

  • Semi-Detached: $430,813

  • Townhomes: $296,785

  • Apartment Condos: $209,711

What This Means for Sellers

As summer progresses, the growing inventory means more competition among listings. Sellers looking to secure strong offers should focus on:

  • Accurate pricing aligned with comparable recent sales.

  • Turnkey presentation homes that are move-in ready attract more serious buyers.

  • Targeting high-demand segments, such as detached homes, where pricing remains resilient.

What This Means for Buyers

Buyers are benefitting from greater selection and more stable prices. With inventory climbing, there is room to negotiate and include conditions that protect your interests. Key tips for buyers:

  • Secure pre-approval to act quickly on desirable listings.

  • Stay proactive new inventory moves fast in sought-after areas.

  • Leverage the market’s balance to negotiate terms and price.

Media Spotlight: Nooran on CBC

Earlier this month, I discussed the evolving Edmonton housing market with CBC Edmonton AM. In the interview, I highlighted how inventory is building, sales remain steady, and how labels like “buyer’s market” or “seller’s market” often oversimplify the situation.

Detached homes remain strong, condos offer affordability, and townhomes show more flexibility for negotiation. Ultimately, strategy matters more than the market label.

You can read or watch the full CBC interview here: https://www.cbc.ca/listen/live-radio/1-17-edmonton-am/clip/16162311-is-edmonton-finally-becoming-buyers-market

Final Thoughts

With sales holding steady and inventory climbing, Edmonton’s late-July market offers opportunities for both buyers and sellers provided they navigate it with a clear, informed strategy.

If you’re considering buying or selling, now is the time to position yourself for the fall market shift.

Why Edmonton Is One of the Most Beautiful Cities to Call Home

Edmonton is truly one of the most beautiful cities I’ve ever lived in — and I say this as someone who has lived on three continents and travels often. When I call a city beautiful, I mean it. There’s something uniquely special about this place that captures your heart and makes you feel at home.

Of course, like many Canadian cities, Edmonton has its share of cold winters. But let’s be honest — where in Canada isn’t cold in the winter? What sets Edmonton apart is its dry climate and the remarkable number of sunny days, even during the chilliest months. That sunshine changes everything. It invites you to step outside, breathe in the crisp air, and enjoy the day rather than hide from it.

Just last week, I was reminded again of how lucky we are to live here. My daughter, my sister, and her grandchildren — visiting all the way from Germany — joined me for a walk to Taste of Edmonton, one of the city’s beloved summer festivals. We strolled down Jasper Avenue, soaking in the views that make this city shine: the Muttart Conservatory domes in the distance, the graceful span of the LRT bridge over the river valley, and the ever-burning flame beside the Shaw Conference Centre.

It was the perfect walk — a simple but powerful reminder that Edmonton is more than just a city. It’s a place that blends natural beauty, cultural vibrancy, and a warm sense of community. And for those of us lucky enough to live here, that beauty is something we get to enjoy every single day.

Pelicans in Terwillegar? Yes, Really!

If you’ve recently driven along Rabbit Hill Road, you might have done a double take near South Terwillegar Pond III—because yes, those are pelicans!

These majestic birds, typically associated with coastal regions, have been making appearances right here in Edmonton. South Terwillegar, particularly the area near The Quay Condos, has become an unexpected but welcome resting spot for them.

Why Are Pelicans Here?

The American white pelican is a migratory species that spends summers across the Canadian Prairies. They’re usually spotted on larger bodies of water like lakes and rivers, but in recent years, they’ve also begun frequenting urban wetlands and stormwater ponds like those found in Terwillegar. These ponds offer calm water, food sources, and safety from predators—perfect for a quiet break during their seasonal travels.

When to See Them

The best time to catch a glimpse is on calm mornings or late afternoons, especially during late spring to early fall. They’re easy to spot with their large white bodies, long orange bills, and graceful gliding flight.

A Local Wildlife Surprise

Seeing pelicans this far inland—and in such an urban neighborhood—is a reminder of how interconnected our city is with surrounding ecosystems. Whether you're a birdwatcher or just someone out for a walk, the sight of these elegant birds floating peacefully on the pond is something special.

Next time you're near Rabbit Hill Road and South Terwillegar Boulevard, keep your eyes on the water. You might just catch Edmonton’s most surprising new visitors enjoying a quiet afternoon.
