Pelicans in Terwillegar? Yes, Really!

If you’ve recently driven along Rabbit Hill Road, you might have done a double take near South Terwillegar Pond III—because yes, those are pelicans!

These majestic birds, typically associated with coastal regions, have been making appearances right here in Edmonton. South Terwillegar, particularly the area near The Quay Condos, has become an unexpected but welcome resting spot for them.

Why Are Pelicans Here?

The American white pelican is a migratory species that spends summers across the Canadian Prairies. They’re usually spotted on larger bodies of water like lakes and rivers, but in recent years, they’ve also begun frequenting urban wetlands and stormwater ponds like those found in Terwillegar. These ponds offer calm water, food sources, and safety from predators—perfect for a quiet break during their seasonal travels.

When to See Them

The best time to catch a glimpse is on calm mornings or late afternoons, especially during late spring to early fall. They’re easy to spot with their large white bodies, long orange bills, and graceful gliding flight.

A Local Wildlife Surprise

Seeing pelicans this far inland—and in such an urban neighborhood—is a reminder of how interconnected our city is with surrounding ecosystems. Whether you're a birdwatcher or just someone out for a walk, the sight of these elegant birds floating peacefully on the pond is something special.

Next time you're near Rabbit Hill Road and South Terwillegar Boulevard, keep your eyes on the water. You might just catch Edmonton’s most surprising new visitors enjoying a quiet afternoon.

Secrets Behind a Smooth Sale: Why Pricing Strategy Matters

Listing a home takes a lot of behind-the-scenes work that most people don’t see. From the initial meeting with the seller to researching the right pricing strategy, every step matters. The goal is always to price the home just right—never too low or too high, but slightly above the ideal market value to attract serious buyers and strong offers. Sometimes sellers have their own expectations, which don’t always align with market realities. But when clients trust you as their experienced local realtor, great things happen. This particular home was one of the most beautiful listings I’ve had—the home of a close friend who placed full trust in me. We priced it strategically, generated multiple offers, and sold it for 3.3% over asking in just two days. Even after inspection concerns came up, I negotiated on behalf of my clients to make sure everything stayed on track—with no additional cost to them. Congratulations to my amazing clients, and thank you for your trust. If you're thinking of selling, I’d love to help you achieve the same great results.

Nestled along the North Saskatchewan River valley, Henderson Estates offers a perfect blend of natural beauty, elegant homes, established amenities, and a welcoming sense of community that continues to attract families, professionals, and especially active seniors who want to downsize while maintaining their quality of life.

Let’s dive deep into what makes Henderson Estates such a prestigious and beloved neighborhood in Edmonton — from its convenient walkability to Old Riverbend Square, to excellent schools, senior-friendly housing, proximity to trails and ravines, and easy access to major roadways.

Prime Location in Southwest Edmonton

Henderson Estates is strategically positioned south of Rabbit Hill Road, just off Riverbend Road and close to Terwillegar Drive and Whitemud Drive. This location allows residents to travel quickly to downtown Edmonton, the University of Alberta, West Edmonton Mall, and the Edmonton International Airport. For daily needs, Old Riverbend Square — the central commercial hub for Riverbend neighborhoods — is within walking distance for most residents, making it easy to enjoy local shops, banking, restaurants, and medical services without a car.

For commuters, Henderson Estates is extremely well-connected. Major arteries such as Whitemud Drive, Anthony Henday Drive, and Terwillegar Drive provide fast and reliable routes to all quadrants of Edmonton, while the well-developed transit network supports easy bus travel throughout southwest Edmonton.

A Mature, Elegant Neighborhood with Prestige

Henderson Estates has long enjoyed a reputation as one of Edmonton’s most prestigious addresses. The community features wide, tree-lined streets, larger lot sizes, and a calm residential feel that attracts homebuyers looking for an upscale yet welcoming atmosphere. Many of the homes here were custom-built in the 1980s and 1990s, reflecting timeless architectural styles, quality craftsmanship, and thoughtful layouts.

Home prices in Henderson Estates are typically in the $600,000 to $1.5 million range, depending on size, age, and level of renovation. However, there are also opportunities for more modestly priced attached homes or senior-oriented residences, allowing a diverse demographic to live in this desirable area.

Senior-Friendly Living and Downsizing Opportunities

One reason Henderson Estates stands out is its appeal to the 50+ and senior demographic. As residents look to downsize but wish to remain in a familiar community close to family and amenities, Henderson Estates provides a perfect option.
