You’ve Found the House – What Happens Next?

Congratulations on having your offer accepted! You're officially pending. Now it's time to move swiftly and carefully toward closing. Below is your complete checklist for a successful transaction, including referrals to trusted professionals. Please note: we are not affiliated with any of these professionals and you are welcome to use your own.

1. Send Documents to Your Lender

  • Email the purchase contract and MLS feature sheet to your mortgage broker or bank immediately.

  • Respond promptly to any follow-up document requests.

  • Delays at this stage can risk financing approval and cause you to miss condition deadlines.

2. Provide Your Deposit

  • Deposit must be paid to the listing brokerage, as outlined in your contract.

  • Typical deadline: within 1–3 business days.

  • Acceptable methods:

    • Bank Draft

    • E-transfer (if accepted by the brokerage)

    • Payload (a secure online deposit platform; up to $500,000, $15 fee)

  • Contact us before sending your deposit to confirm instructions.

  • Note: If you remove conditions and then cancel, the deposit is non-refundable.

 

3. Book a Home Inspection

  • Must be completed before your condition deadline.

  • Inspector must be licensed with RECA.

  • A buyer or representative must attend the inspection.

  • You may also:

    • Take measurements

    • Bring contractors for quotes

    • Finalize renovation plans

  • After conditions are removed, you won’t have access to the property until possession.

4. Buying a Condo? Review the Documents

If your offer includes a Condominium Document Review Condition, your agent will request the documents.

5. Confirm Mortgage Instructions with your bank or broker

  • Once your mortgage is approved, ask your lender: "When will instructions be sent to my lawyer?"

  • Your lawyer will contact you once they receive them.


6. Choose a Real Estate Lawyer

  • Your mortgage broker will need your lawyer’s contact info.

  • The lawyer will reach out once they receive mortgage instructions.

  • Choose based on service and reputation—not just price.

7. Secure Home Insurance

Arrange Home Insurance

If you have a mortgage, home insurance is required by your lender. Set up your policy to begin on your possession date. Make sure to send your lawyer a copy of the insurance binder before closing, as it’s needed to complete the transaction.

  • Mandatory if you have a mortgage.

  • Coverage must start on possession day.

  • Provide your lawyer with an insurance binder before closing.

8. Plan Your Move

Secure your moving company well in advance to ensure availability. While keys are typically released around noon on possession day, delays can happen—especially if the mortgage funds haven’t been delivered to the seller’s lawyer on time. To avoid stress and extra charges, it’s best to schedule your move for later in the afternoon or even the following day.


  • Book movers well in advance.

  • Avoid scheduling for the morning of possession in case of delays.

  • Afternoon or next-day moves are recommended.

Have utilities activated to start on possession day:

10. Change of Address

Update your address for:

  • Driver’s license (Service Alberta)

  • Banks and credit cards

  • Insurance and employer

  • Schools or daycare

  • Online accounts
