What to Expect During a Home Inspection in Alberta

A home inspection is one of the most important steps when buying a home in Alberta. It helps you look beyond finishes and décor to better understand the property’s visible condition before removing your inspection condition.

In Alberta, home inspectors and home inspection businesses must be licensed by the provincial government. Before the inspection, you should receive a written contract explaining what will be reviewed and when the final report will be delivered.

During the inspection, the inspector will visually assess accessible areas and major components of the home, which may include the roof, foundation, exterior, plumbing, electrical system, heating and cooling, insulation, and signs of moisture or damage. Buyers are encouraged to attend, ask questions, and learn how the home’s systems operate.

Afterward, you will receive a written home inspection report outlining the inspector’s observations. A home inspection is not a guarantee that every hidden problem will be found, but it can identify concerns that may require further evaluation by a qualified specialist.
