While sales activity remains robust, with 2,746 transactions in June, the market is beginning to find a new equilibrium. The average residential price in the GEA pulled back slightly in June to $483,600, a 1.6% decrease from May 2026. However, it's important to note that this average price is still 4.1% higher than it was in June of last year, indicating sustained underlying value.

For those looking to sell, the market's increased inventory means that competition is intensifying. Homes are taking slightly longer to sell, with the average days on market reaching 36 days in June, five days longer than the previous year.
This shift underscores the importance of strategic pricing and presentation. While the market remains generally favorable for sellers (indicated by a 61% sales-to-new-listings ratio, typically a sign of a seller's market), properties that are priced correctly and professionally presented will stand out and attract offers more quickly.
