Selling Your Edmonton Home This Summer: Is Now a Good Time to List?

If you’ve been watching the headlines, you know the Edmonton real estate market is at a crossroads. As the "spring market fervour" fades into the warmer months, many homeowners are asking the same question: Is now actually a good time to list?

Recent data from the REALTORS® Association of Edmonton suggests we may have hit a turning point for the summer. While the market is cooling from its spring peak, there are still significant opportunities for sellers who understand the current "micro-market" dynamics.

The July 2026 Market Snapshot

The Greater Edmonton Area (GEA) recorded 2,535 residential sales in July, a 7.6% decrease compared with June and an 11.0% decline from July 2025. At the same time, the average selling price across all residential property types was $475,079 — still 2.6% higher than it was this time last year.
So while buyer activity has slowed, prices have not experienced the same year-over-year decline.

The City of Edmonton recorded 1,684 sales in July, while the broader GEA recorded 2,535. Average days on market increased to 42 days in Edmonton and 39 days across the GEA, giving buyers more time and more choice than they had earlier in the year.

Breaking Down Property Types

The "right time" to sell often depends on what kind of home you own. While the overall market is softening, different sectors are behaving differently. For instance, apartment condominiums saw a 2.3% price increase over last year, even though sales volume dropped.

Why Headlines Aren't Everything

It’s easy to get caught up in reports of “subsiding demand” and “ample inventory.” Those are real trends in the current market, but Edmonton is not one single market — it is made up of dozens of micro-markets.
A four-bedroom home in Summerside can face very different competition than a condo in Oliver. Your neighbourhood, property type, price range, competing listings, recent comparable sales and your personal timeline can all matter more than a city-wide average.
That’s why the question isn’t simply: “Is summer 2026 a good time to sell in Edmonton?”
A better question is: “What does the market look like right now for a home like mine, in my neighbourhood and price range?”

So, Is Now a Good Time to List?

For some Edmonton homeowners, yes.

The market is more balanced than it was in spring, with more inventory and longer days on market. However, GEA average residential prices were still 2.6% higher year-over-year in July.
Waiting doesn’t always mean a better result. In today’s market, the right pricing, preparation and positioning are key to attracting serious buyers.

If you are considering selling your Edmonton home this summer, don’t base the decision on one headline or one city-wide statistic. Look at the numbers that matter for your specific property: recent comparable sales, current competition, neighbourhood inventory, days on market and buyer activity in your price range.

Edmonton Real Estate Market Update: What Changed in June 2026?

The Edmonton real estate market remained active in June 2026, but growing inventory is creating more balanced conditions.

The Greater Edmonton Area recorded 2,746 residential sales, an increase of 7.5% from May. At the same time, inventory was 22.2% higher than in June 2025, giving buyers significantly more homes to choose from.

The average residential selling price decreased 1.6% from May to $483,600, but remained 4.1% higher than one year ago. This suggests a seasonal adjustment rather than a broad decline in Edmonton home values.

Detached homes averaged $592,989, semi-detached homes averaged $434,651, and apartment condominiums reached $219,190, with condos recording the strongest monthly price growth at 6.4%.

What Does This Mean for Buyers and Sellers?

For buyers, increased inventory means more choice, less pressure and better opportunities to negotiate in some segments of the market.

For sellers, pricing and presentation are becoming increasingly important. Buyers have more options, so homes must be positioned correctly to stand out and attract serious offers.

Overall, the Edmonton housing market is not slowing down, it is becoming more balanced and price-sensitive. Market conditions still vary by neighbourhood, property type and price range, making professional local advice especially important.
