The Edmonton real estate market remained active through late July 2025, showing signs of balance as more inventory entered the market. While sales activity stayed nearly unchanged from June, increased listings are giving buyers more choice and creating a more competitive environment for sellers.

Market Snapshot – July 2025

  • Sales: 2,860 (-0.5% MoM)

  • New Listings: 4,387 (+7.8% MoM)

  • Inventory: 7,083 (+4.7% MoM, +21.8% YoY)

  • Average Residential Price: $463,078 (-0.4% MoM, +5.2% YoY)

  • MLS® HPI Composite Benchmark: $427,800 (-2.7% MoM, +5.2% YoY)

Property Type Breakdown

  • Detached Homes: $578,442 (average)

  • Semi-Detached: $430,813

  • Townhomes: $296,785

  • Apartment Condos: $209,711
