When buying a home in Edmonton, choosing the right property type can be just as important as choosing the right neighbourhood. A detached house, semi-detached home, townhouse, or apartment condo can offer very different lifestyles, maintenance responsibilities and monthly costs.

So, which type of Edmonton home is right for you?

Detached House (Single-Family Home)

A detached home is a standalone property that does not share walls with another home.
The biggest advantage: privacy and independence. You typically have your own yard, entrance and more control over the property. Detached homes can be a great choice for families, pet owners and buyers who want more indoor and outdoor space.
The downside: responsibility. With freehold ownership, you're generally responsible for maintaining the home and property—from the roof and exterior to the yard and snow removal. Detached homes also tend to come with a higher purchase price than other major property types.
In July 2026, the average detached home price in the Greater Edmonton Area was $585,726.

Semi-Detached Home / Duplex

A semi-detached home shares one common wall with another residence. It can offer a good middle ground between a detached house and a townhouse.
The advantage: buyers can often get more space and a private entrance or yard at a lower price point than a detached home. The July 2026 average price for a semi-detached property in the Greater Edmonton Area was $425,329.
The downside: you share a wall with a neighbour, so privacy and noise can be considerations. Depending on whether the property is freehold or condominium ownership, maintenance responsibilities can also vary.
A quick Edmonton terminology note: although many people casually use the word duplex for two attached homes, the City of Edmonton officially defines side-by-side homes as semi-detached housing. Under the current zoning bylaw, duplex housing refers to two principal dwellings where one is located over the other.

Townhouse (Row House)

A townhouse or row house is generally one of three or more attached homes, with each residence having its own direct entrance.
The advantage: townhouses can offer a balance between affordability, space and lower-maintenance living. In July 2026, the average row/townhouse price in the Greater Edmonton Area was $292,756.
Some townhouses are condominiums, where the condo corporation takes care of certain common-property maintenance. Others may be freehold, so it is important to understand exactly what you are buying.
The downside: shared walls mean less privacy than a detached home. If it is a condominium townhouse, you may also have monthly condo fees and bylaws that affect renovations, exterior changes, pets or other aspects of ownership.

Condo (Apartment)

An apartment-style condominium can be an attractive option for first-time home buyers, downsizers and buyers who prefer a lower-maintenance lifestyle.
The advantage: the condominium corporation is responsible for maintaining common property, which can include areas such as hallways, elevators, landscaping and portions of the building exterior, depending on the condominium plan and bylaws.
Apartment condos also had the lowest average price among the major residential categories in the Greater Edmonton Area in July 2026, at $214,521.
The downside: condo ownership comes with monthly condominium fees and rules set through the condominium corporation. Owners should also review the corporation’s financial position, reserve fund, bylaws, budgets, meeting minutes and any planned or existing special levies before purchasing.
One important distinction: “condo” describes a form of ownership, not necessarily a building style. A condominium can actually be an apartment, townhouse, attached home or even a detached home.

Which Type of Home Is Best for You?

There is no single property type that is best for every Edmonton buyer.
If privacy, a yard and greater control over your property are priorities, a detached home may make sense.
If you want more space while keeping the purchase price below many detached homes, a semi-detached home may be worth considering.
If you prefer a balance between price, space and maintenance, a townhouse could be a strong option.
And if lower-maintenance living and a lower entry price are priorities, an apartment condo may fit your lifestyle.
The right choice depends on more than the listing price. Your monthly budget, maintenance expectations, lifestyle, location and long-term plans should all be part of the decision.
